The short answer
Scottsdale can offer dining, golf, trail access and a wide range of luxury housing, but Old Town, McCormick Ranch and the far north desert are not substitutes for one another.
The city stretches from the Tempe border to the high desert. Price, lot size, walkability, wildfire and desert exposure, airport noise, short-term rental activity and commute patterns vary considerably by location.
Scottsdale's July 2025 population estimate was 243,006, according to the U.S. Census Bureau. Its 184 square miles contain very different residential markets.

Scottsdale often appeals to buyers prioritizing dining, golf, desert recreation and premium housing. It may not fit buyers seeking lower carrying costs, a short southeast Valley commute or the same walkability in every neighborhood.
Old Town favors activity and condos, central Scottsdale balances access and established communities, and north Scottsdale emphasizes desert, golf and privacy. The best choice follows your daily routine and housing priorities.
Some north Scottsdale addresses are a significant drive from downtown Phoenix, Sky Harbor and East Valley employment. Loop 101 access helps, but surface-street distance remains. Test the route at your normal travel time.
Review the HOA budget, reserves, insurance, pending assessments, rental rules, litigation, building maintenance and financing eligibility. The unit's finishes matter less than the health and rules of the entire project.
Review drainage, washes, slope or hillside rules, wildfire exposure, septic where applicable, natural-area restrictions, roof and exterior maintenance, access and insurance availability.
