Are you dreaming of owning a new build home in the sunny state of Arizona? You're not alone, but there's a twist to the story! It's not as simple as walking into a community and purchasing one. You might have heard of lotteries and waitlists, leaving you with questions like, "Why can't you just buy one?" In this thrilling journey, we're going to unravel the mysteries behind the Arizona new build home buying process.

Why Do You Need a Realtor on Your First Visit?

The moment you set foot in a new build community, it's essential to have a realtor with you. But hey, if you're feeling a bit incognito, you can always give them a fun fake name like "Bill Clinton." It works like a charm! Realtors play a crucial role in guiding you through the process, ensuring you make informed decisions.   The Elusive New Build Home Purchase Now, you might be wondering why new build salespeople can't just sell you a home on the spot. It's not as straightforward as it seems. In the past, builders would sell out their entire community right after opening the doors. But, here's the catch – during the home-building process, raw materials, like lumber, can fluctuate in price. Builders can end up writing checks that exceed their initial investments, and no one wants that. So, they have to be strategic and sell homes over time.

Why Can't Builders Just Build Homes All at Once?

One might ask, "Why can't builders just build all the homes simultaneously?" Well, it turns out that the home-building industry in Arizona is facing a significant labor shortage. Most builders rely on the same subcontractors who will go wherever the highest paycheck leads them. So, the ideal situation of building all homes at once becomes challenging due to labor constraints. Homes end up sitting longer than they're being worked on, leading to a prolonged building process. Supply Chain Disruptions and Rising Prices The infamous COVID-19 pandemic has caused supply chain disruptions, leading to higher prices for raw materials. While lumber prices went through a roller coaster, builders often didn't lower their home prices after the decrease. This is why you've witnessed prices skyrocketing, with new builds increasing by thousands of dollars every month.   How to Get on a New Build Waitlist? So, how do you become part of the waiting game? Some builders, like Lennar, use lotteries. You toss your name into the hat, and you might get picked right away. Others use a waitlist system, which seems more equitable. But, regardless of the method, you must be ready to take the lot or home offered when your turn comes. Buying a 'Spec Home' If you're too impatient to wait, you can consider purchasing a spec home that has fallen out of contract. These homes are usually near completion, taking about four months to be ready. The downside is that you can't customize it; you'll have to love it as it is.   Each Neighborhood is Unique Keep in mind that every neighborhood might have its own approach to selling new build homes. Realtors often have the inside scoop on what's happening in specific areas, so don't hesitate to reach out for guidance.   Escape to Arizona's New Build Homes Are you ready to embark on your Arizona adventure in search of the perfect new build home?
